Units from 1974–1978 are now approaching 50 years of age. In our experience, the refractory panels in this vintage are among the most frequently deteriorated we encounter. Many have cracks extending fully through the panel face, separating entire panel sections from the firebox wall. These units need panel assessment before being used this season.
Larger wooded lot properties northwest of the Northgate core were developed through the late 1970s and early 1980s. Homes on these properties tend toward larger floor plans with more prominent fireplace installations — sometimes the only real fireplace in the home, serving as the focal point of the main living space. These homeowners are more likely to use the fireplace regularly and therefore more likely to have accumulated creosote alongside the refractory panel deterioration that comes with age.
The zone where Northgate transitions into the Wade Hampton corridor contains a mix of late-1970s ranch homes with factory-built fireplaces and early-1980s traditional two-stories that sometimes feature both a factory-built and a masonry fireplace — particularly in larger custom-built homes on this edge.
