Inspection Before Recommendation

We do not walk into a home and recommend a liner replacement or crown repair before we have looked at the chimney. Every recommendation we make is backed by what the camera or visual inspection found. We show you the findings; you decide.

On-Site Pricing, No Surprises

Chimney sweep pricing runs approximately $149–$229 for a standard masonry system. Additional work — liner repair, crown work, waterproofing — is priced on-site after inspection. You know the number before we start. We do not add scope after the fact.

Written Inspection Report

Every Level 1 and Level 2 inspection produces a written findings document. What we found, where we found it, what NFPA 211 says about it, and what your options are. You keep the report regardless of whether you proceed with any repair.

Exterior Survey First

Roofline assessment before entering the home: cap condition, crown condition, mortar joints, flashing, visible masonry cracking. This establishes top-down context before we look at the firebox.

Drop Cloths and Containment

Full drop cloth coverage of hearth and surrounding area before any cleaning begins. We remove what we bring in.

Creosote Stage Assessment

Before sweeping, we assess creosote stage — Stage 1 granular, Stage 2 tar, or Stage 3 glazed. Stage determines cleaning method. Stage 3 deposits require chemical treatment before mechanical removal and are priced accordingly.

Full Flue Sweep

Top-down or bottom-up mechanical sweep appropriate to system type. Masonry and factory-built systems receive different brush profiles. Gas appliance flue cleaning uses appropriate equipment for smaller diameter stainless or flexible liner systems.

Level 1 Inspection — Every Visit

Visual inspection of firebox, damper, smoke shelf, accessible liner, and exterior cap on every sweep visit. Level 2 camera inspection is separately scheduled and priced when liner condition cannot be confirmed visually or when appliance change, real estate transaction, or known liner history warrants full documentation.

On-Site Findings Discussion

We walk through every finding with the homeowner before we leave. What we found, what it means, what the options are, what the timeline is. If nothing requires attention, we say so and document it. If something requires attention, we explain what NFPA 211 says about it and what the repair involves. You never receive a written estimate without a verbal explanation first.
