CSIA certified chimney inspection for Verdae and Pelham Road homes built in the 1990s and early 2000s. This era produced factory-built (prefab) fireplace systems that are now 20–30 years old — the point where chase covers rust through, firebox panels crack, and gas insert liners require verification. We assess each component systematically and document findings in writing.
Factory-built systems have individual components rated for a finite service life. By the time a Verdae home reaches its 20–25th year, several of those components are at or past their rated life. Inspection confirms current condition of each point — not an assumption of age-based failure, but direct observation documented in writing.
| Component | What We Assess | Common Finding at 20–30 Years |
|---|---|---|
| Chase Cover | Rust-through, standing water pooling, liner penetration integrity | Rusted through — most common single point of moisture entry in Verdae prefab systems |
| Firebox Panels | Crack depth and pattern, panel separation, refractory integrity | Surface or through cracks — panels rated for a fixed number of thermal cycles; cracking is expected at this age |
| Combustion Air Kit | Screen condition, duct integrity, fresh-air path unobstructed | Often serviceable — inspect for debris blockage and screen deterioration |
| Flue Liner / Pipe | Connection integrity, corrosion, proper termination | Varying — single-wall inner pipe corrodes faster than double-wall; termination cap condition varies |
| Gas Insert Liner | Presence, sizing, stainless flex connection from collar to cap | Often missing or incorrectly sized — gas inserts added years after original install frequently lack required liner |
| Firebox Opening / Door | Glass integrity, gasket seal, latch mechanism | Often functional — glass and gaskets replaceable; latch wear varies by use frequency |
When a gas insert is placed into an existing factory-built fireplace, NFPA 54 and appliance manufacturers require a flexible stainless steel liner sized to the insert's BTU output and vent collar. The existing prefab flue liner is not an approved venting path for a gas insert. Inspection verifies liner presence, sizing, and termination — a point frequently missed when inserts are added by non-specialized contractors.
The galvanized steel chase cover on most 1990s Verdae prefab systems has a 20–25 year lifespan before rust compromises the water seal. Once rusted through, water enters the chase enclosure, wets the inner liner, deteriorates the firebox panels faster, and can damage framing inside the chase. Inspection includes exterior roof-level assessment of chase cover condition — replacement timing documented in findings.
